We need to replace all of the sash windows at the front of our flat - any suggestions or recommendations most welcome.

John – some suggestions:

Replace them with sash windows, as they are excellent for controlling ventilation: • minimal winter ventilation for breathing without drafts by opening the top only a tiny bit; • max summer ventilation power with the top and bottom open.

Plastic sashes, besides being ecologically unsound, also have a far larger cross-section and reduce the light.  Aluminium can be ill-designed: e.g. may have 'cold bridges' destroying much of the point of double glazing.  Timber best, though you have to paint them; they can be fixed-to which the others rarely can.

I am getting a timber bathroom sash window replaced soon, so can give you details of the (Scottish) maker if you need that.  They are not cheap but a good sash window is a masterpiece.  They send someone local (London) to measure up exactly after quoting you a price from your approx. measurements.

Hi John - assuming it's windows you want replacing, and not widows as it said in the original email, I can recommend Richard Bull & Sons - they've just overhauled all the sash windows in our house, fixing holes, replacing rotten timber etc and done a thorough job.  You might even find you don't need to replace every bit - they will advise and quote you accordingly.  Richard is on 07973426170.

Who ever you get to replace your windows, make sure the contractor is FENSA registered. 

 

Secondly, it tends to be fashionable for people to denigrate UPVC these days. However, for myself I much prefer UPVC to wood. Sash windows are drafty and not so secure. UPVC will last a life time.

We recently got some quotes for replacement sash windows based on recommendations on the Which? Local website. We didn't actually go ahead but found Andy of World of Windows in Tottenham to be extremely professional and reasonable compared with the others. They only do UPVC though. Tel: 020 8885 3009

 

We didn't go ahead in the end because we decided instead to have our original sashes refurbished at a fraction of the price. I can heartily recommend the Sash Window Refurbishment Company in E4, tel 020 8524 4454 (Dave). Highly professional and an excellent job.

Barnet window company replaced both the upstairs and downstairs with traditional "A" rated sash windows on our flats on Marlborough road last year and the whole house looks amazing. Our new neighbours also asked Barnet Widndows to replace theirs too. Highly recommend, they provided new wood surrounds on the inside which when painted looks like the original sash surround but with new security measures, double glazing and a choice of window fittings, they make your windows look superb, keeps out those drafts and certainly reduces the noise whilst looking very impressive :)
